Detroit’s Bankruptcy

Much has been made of the city’s dysfunction and impending bankruptcy. Here’s a front-row view of some of the policies and procedures that led to the declaration of bankruptcy. The money quote:

Your Home, Online

Recently found a quirky website that has some great tips on getting your home ready to sell. This article is concerned with prepping your home for it’s online marketing presence. The tips, for the most part, have to do with allowing more natural light into the various rooms of your home. But the one tip that caught me off guard, because it’s awesome(!) is the following:

I put nice looking wood in the fireplace from last winter burn to first fall burn. It’s sad enough to have a pretend, gas fireplace with tiny pretend looking logs, there’s no reason you can’t put wood in it when you are not using it, as long as you remember to remove it before you turn on the fireplace. I wanted contrasasting branches and I couldn’t find any white looking birch around my town so, I did the embarrassing thing and ordered birch branches on ebay {insert eye roll here}.

Nice touch. Especially when combined with removing the glass front to the fireplace.

Your Home, Online Part Deux

Freshome has nearly a companion article to the one above, in that it helps home sellers put a proper context around the sale of their home. Taken together, the mindset and staging of your home for sale, these are huge keys in the marketing and salability of your home.

You have 45 seconds to impress your buyer. As your potential buyer is walking into your house, she is taking everything in and making her initial decision right there on the spot. If she loves your home there’s not much that can be done to change her mind unless she sees something truly unappealing and unexpected. If your buyer is on the fence or not 100% certain that this house is for them, you will have to make sure that everything about your home is in order.

When your home presents wonderfully online, and a buyer comes to your home, they have already chosen your home. The key element is when the buyer comes to your home and begins to experience your home first hand. If the online and offline experiences are too divergent, you will likely lose the interest of the purchaser.
