Tips on Home Selling in 2006

Wow!  This week’s Carnival of Real Estate (CoRE) is chock-full of real estate goodness!

Here are some tips for sellers in any market, not just Minneapolis, to utilize in selling their home.  Thanks Aaron!

In addition to Aaron’s recommendations, here are some of my suggestions for pricing your home correctly:

~ Sold Comparables: not more than 3 months old;
~ Square Footage: not more than 150 s.f. larger or smaller than your home;
~ Age: while it depends on the location and current condition of your home and comparables, stay within 10 years;
~ Style: do not compare a 1200 s.f. colonial with a 1200 s.f. ranch;
~ A very sharp pencil on incurred costs and balances dependent on the sale of your home.

  1. I really believe that if price is an issue for the sellers of a house it is a good idea for a Realtor to take them out to see their competition one day by looking through some open houses in the neighborhood.

    Original post has some great tips as well but realistically to sell a home in the current market it is a good idea to have a good reason to sell, speculation is difficult in most areas of the country and especially here in Calgary right now.

  2. Show homes, show comparables, show the stack of expired and withdrawn properties…whatever it takes to get the message across that price is king in this market!

    I don’t care if the home is directly behind a gas station. At the right price, someone will see value in that home and purchase it.
