Thoughts on Open Houses
I have not been an advocate of open houses for some time now. In fact, I despise open houses as a way to get a home sold. Typically, open houses in my market place, do more for the agent holding the home open, than for the seller of the home. However, an opportunity presented itself recently to hold an open house for the benefit of my sellers.
Without going into the details of why, here’s what we did: the property went active on the market on Wednesday, with showings to begin at the open house the following Sunday. At 2 pm on Sunday, the open house was to begin. I showed up early, 1:30 pm, and was nearly bum rushed into the home by folks waiting for the open house to begin.
At 4:30 pm, when I finally locked up my client’s home, there were about 140 buyers that had visited the property.
The overall tenor of the buyers viewing the home was of anxiety. There are a bunch of buyers that are anxious about finding anything to purchase in this market.
It was a busy afternoon.
Closings
Clear communication, between buyer, buyer’s agent, lender, title company, listing agent and seller is key. Of the two closings this week, one was smooth as butter, the other was prolonged and not smooth. The difference was, hands down, communication.
Communication is good. Clear communication is priceless.
Stomach Bug
If you catch the most recent bug running around, I am so sorry. This past Thursday morning and Friday, it felt as though my stomach was trying to pull up lunch from two weeks ago.
