Exclusive Listing
Following up on this post about Antiquated Real Estate Practices, here is a brief video describing the exclusive listing practice and its impact on both buyers and sellers.
The summary:
Buyers are forced to work with the listing agent or the listing agent’s brokerage, in order to see the home, let alone attempt to purchase the home. Never mind the prospect of dual agency and the potential for impropriety, without the opinion of the whole universe of potential buyers, the home may be over-valued.
Sellers are getting an extremely limited exposure to the market as a whole. Only those buyers “in the know” are able to see the home, let alone purchase the home. This practice means that sellers could be leaving a fair amount of money on the table, as the whole universe of potential purchasers is not able to bring its opinion of the value of the home to the seller. The home, when exposed to the whole market, could sell for more than list price.
