A List of Resources

Let’s face it, you want as much money out of the sale of your home as possible.  Some folks believe that by selling their home themselves they will net more money than by utilizing the services of a real estate agent.  That discussion is best left to another day.  What I would like to focus on is how an unrepresented seller can expose their home to as many potential buyers as possible.  Aside from the typical unrepresented seller action items, there are a few other tips you can utilize to expose your home to as much of the market as possible.

The Objective – Marketing

As a DIY seller, it may not have occurred to you that by putting the sign in the front yard, you are not “selling” your home.  You are causing your home to be sold through your marketing efforts.  The sign in the yard is simply one part of your marketing effort. 

The object of your marketing efforts is to cause a buyer to view your home and write a purchase agreement.  Therefore, your marketing efforts need to be focused in such a way as to capture the interest of all potential buyers for your home.  The National Association of Realtors own studies show that 83% of all buyers work with a real estate agent.  So you’ll need to make sure that your home is in front of those agents.  After all, if these agents don’t know about your home, how can they show it to their buyers?  If you are going to cooperate with agents, don’t make showing your home too difficult.  With so much inventory on the market, it could be easy for a buyer to not even see your home if setting a showing time is difficult.

The easiest way for you to draw the agents’ attention to your home is through your area’s multiple listing service.  Since you are a DIY’er, that means that you need to be creative!  So in addition to the usual items, here are three lists to help you hit your target audience.

  • “For Sale By Owner” sign
  • Flier Tube/Box
  • Classified Advertisement in Local Paper
  • Open Houses
  • Word of Mouth
Expose Your Home to Local Agents
  • Deliver Fliers to Your Local Brokers
  • Directly Mail to Your Local Top Producing Agents
    • These are the agents’ whose signs you see on a regular, frequent basis
    • Make sure that any broker compensation is noted
  • Email Directly to Your Local Top Producing Agents
  • Broker Only Open Houses
Expose Your Home to Local Buyers
  • Signage
  • Classified Ads
  • Word of Mouth
  • Flier Tube/Box
  • Open Houses
  • Internet Listings
    • Here’s a great post on how to cheaply advertise your home online.  Cheap as in free!

If you know where your potential buyers are most likely to come from, you can target their local media, internet sites, etc.

  1. I also recommend to hire the services of property agents when anybody has to sell his home as they provide an extra exposure to your home which means you get the opporutinity of getting the best price for your home.
