A Dumb Little Man….Maybe, but Not Quite
You know, there are times when just surfing the web can pay huge dividends. For example, this evening, I am surfing the net, checking the “popular” tags from del.icio.us and I run across this gem of a blog entry.
The name of the blog is Dumb Little Man, but this fellow is anything but dumb. As for little, well, I’ve not met the editor at DLM……
Selling your home: 10 questions I asked when choosing an Agent is a great article for anyone considering selling their home and dreading the agent interview process. I would add some questions to the original ten.
Q11 – Does your marketing system utilize critical path marketing systems to cause my home to be sold? If you get a blank stare, move on to the next agent. Critical path marketing and a knowledge of how an agent’s marketing system reaches the target audience is crucial to make sure your home is being exposed to the greatest numbers of qualified buyers.
Many sellers are asking for breaks on the rates of commissions that agents charge for their services. Nothing wrong with this, in fact all Realtors'(R) commissions are up for negotiation. Consider asking the following question(s) after you have gotten the listing agent to lower their commission.
Q12 – Since you were willing to lower your commission, which ultimately affects your pocketbook, how can I expect you to aggressively and effectively negotiate on my behalf?
Q13 – Since you have lowered your commission, I expect that parts of your marketing system will no longer be implemented. Can you tell me which parts or can I choose?
As a seller, you need to be assured that everything possible is being done to get your home sold. Agent availability and attention to you as a client are keys to a good working relationship with your Realtor(R). Marketing is the key to getting your home sold.
